FPE was retained to design the two-story storefront of this building, which was being converted from manufacturing/warehouse use to offices. The challenge was to carve out a new lobby while minimizing the loss of valuable retail space. FPE’s design achieved the Owner’s goals of connecting the interior and exterior design of the building, making use of a unique lighting solution to give the lobby a particularly strong street presence on Cooper Square, especially at night. Jerusalem limestone, lacquered, sandblasted steel, and terrazzo were among the materials used to attract an upgraded roster of tenants.
